Sahar Bina is a partner at and co-founder of Perspective Law Group, where she assists clients in a wide range of real estate matters, with an emphasis on acquisitions, dispositions, leasing and day-to-day management of commercial real estate across the country, including office, industrial and retail properties. Bina has represented closely held entities, REITs, pension funds, institutional owners and high net worth investors in her practice. Bina has successfully represented landlords and tenants in structuring and negotiating complex office, industrial and retail leases totaling several million square feet for properties across the country. She also advises clients regarding day-to-day operational matters, including landlord-tenant disputes and property management matters.
Prior to joining Perspective Law Group, Bina worked at California law firm, Allen Matkins LLP. At Allen Matkins she managed the leasing operations for millions of square feet of space for multiple Institutional landlords, including Tishman Speyer, Hines, Westfield, Beacon Capital Partners and Artisan Realty. Bina was lead counsel for the aforementioned landlords for many large scale office leases with multinational tenants. Her knowledge of the office, retail and industrial leasing market is unparalleled.
Bina received her B.A. from University of California Los Angeles, where she graduated Summa Cum Laude. Following UCLA, Bina graduated from Loyola Law School, Summa Cum Laude, and finished second (2nd) overall in her graduating class of nearly 400 students. She received numerous academic honors and scholarships at Loyola Law School and was an articles editor for the Loyola Law Review. Bina is fluent in Farsi (written and spoken).
Jason Morgan founded Perspective Law Group after over fifteen years in the real estate industry. Morgan has expertise in all areas of transactional real estate, including, acquisitions, dispositions, financing, leasing, brokerage, joint venture and general real estate law. He’s performed legal work across all asset classes, with particular emphasis on multi-family residential, industrial, office, solar and hospitality. In addition to his expertise in general real estate law, Morgan has significant experience representing various hotel management companies and hotel owners in both in-house and outside general counsel capacity. He’s well-versed in all aspects of hotel ownership and operation.
Prior to founding Perspective Law Group, Morgan was an equity partner at a highly-regarded boutique real estate law firm. Prior to that, Morgan was Senior Vice President of Business Development and Associate General Counsel at the Kor Group (“Kor”). At Kor, Morgan oversaw all facets of the company’s sales and marketing, construction, design and operations for the residential divisions of Kor. Morgan’s role at Kor required significant legal and business acumen. In addition to his role in residential operations and management, Morgan was an integral part of the acquisition, development, financing and ultimately the workout and note sale of a $500MM project in Anguilla, BWI (now known as the Four Seasons Resorts and Residences Anguilla). He also handled acquisitions and dispositions for Kor in the U.S. and Mexico.
Morgan began his career at international law firm, Paul Hastings, LLP in the Real Estate Department as a member of the Resort, Restaurant and Recreation practice group.
Morgan received a B.A. from Boise State University, where he graduated Summa Cum Laude, was a Top Ten Scholar (the highest academic honor granted to an undergraduate student) and a four-year member of the men’s varsity golf team. Morgan graduated from Loyola Law School, Magna Cum Laude, and was in the top five percent of his graduating class. Morgan is a licensed California real estate broker (BRE No. 01943577). Born and raised in Pocatello, Idaho, Morgan has lived in the Los Angeles metro area for almost 20 years.
Alex has advised a wide range of clients in real estate and business transactions, developments and investment strategies. He has negotiated, performed due diligence on, and closed the acquisition and sale of land, multifamily assets and shopping centers, as well as negotiated office, industrial and retail leases on both the landlord and tenant side. His experience also includes helping document and negotiate joint venture agreements, consulting agreements and other business and real estate contracts. Alex began his career at a boutique real estate law firm in Los Angeles, where he worked on a number of commercial real estate transactions and also assisted the firm’s hotel clients in a variety of real estate, management and business issues.
Alex graduated with a B.A. from Haverford College and received his J.D. from UCLA, where he was a managing editor of the UCLA Law Review. Outside of the office, Alex plays basketball (he played on the Haverford College men’s basketball team) and enjoys going to the beach.
James Kawahito’s practice focuses on complex, commercial and civil litigation. He has litigated cases both on behalf and against Fortune 500 companies. He has represented clients before California state and federal trial courts, and has also handled appeals before the California Court of Appeals and the Ninth Circuit Court of Appeals. Jim also currently serves as outside general counsel for small to medium size businesses as well as a hospitality management company. Jim received his B.A. from Yale University. At Yale, Jim was a member of the varsity basketball team. After graduation, he played four seasons as a professional basketball player in the Japan Basketball League (JBL) for the Mitsui Falcons and Mitsubishi Dolphins. Jim graduated from UCLA School of Law, where he was Order of the Coif and an editor of the UCLA Law Review. After law school, Jim served as a law clerk for the Honorable David Alan Ezra of the United States District Court for the District of Hawaii. He also previously worked as a commercial litigation attorney in the international law firms of Paul Hastings Janofsky & Walker LLP and Hunton & Williams LLP. Jim is admitted to practice in California and Hawaii.
Niki began working at Perspective Law Group as a summer associate in 2019 gaining experience in various aspects of transactional real estate, including development, acquisition and commercial leasing transactions. Her strong writing, legal research and communication skills allow her to provide her clients with practical solutions in a straightforward manner. By monitoring and researching real estate laws, trends and markets, she provides a comprehensive and efficient approach to complex real estate transactional work.
Niki received her B.A. from the University of California, Santa Barbara and her J.D. from Loyola Law School in Los Angeles. She was born and raised in Los Angeles.
An associate with the firm, Kyle’s practice primarily consists of real estate transactional matters, including acquisitions, dispositions and leasing transactions. Kyle’s strong work ethic, efficiency and understanding of each client’s business needs allows him to provide effective, tailored solutions for every transaction. Prior to attending law school, Kyle worked at Colliers International, which provided him with a solid practical knowledge base that translates well to his practice. During law school, Kyle volunteered at Loyola Law School’s Center for Conflict Resolution and interned with a boutique litigation firm. He was previously a summer associate at Perspective Law Group.
Kyle received his B.S. from the University of Southern California and his J.D. from Loyola Law School. He’s a life long Angelino.
